Property buyers in Malta pay taxes and fees. In other Maltese regions, foreigners need to invest at least €350,000. In these areas, the minimum investment threshold is €300,000. The foreign investors’ demand for real estate on the island of Gozo and the southwest coast of Malta is partly due to the residence acquisition process. The darker the area on the map, the more people buy property in it. For example, a three-bedroom apartment located a 15-minute walk from the sea costs approximately €290,000. In the St Paul’s Bay area, on the southwest coast and on the island of Gozo, prices are slightly lower than the national average. For example, a penthouse 100 metres from the beach costs about 3.5 million euros, and an apartment located a 15-minute walk from the sea costs 1.2 million euros. The most expensive properties are located near the capital city, Valletta: in Birkirkara, Gzira, St Julian’s and Sliema.
